Building Begins!

I have been dropping by the community to check on the new home. This week, they started building the foundation. Then went on to add brick. It's so exciting! I was told by our awesome PM that framing should start next week. It's happening so quickly! There are three or four other homes around us going up at the same time. Those guys really work hard!

Good news!

I stopped by the community this weekend. There is a Verona going up that we will get to see very soon. That's exciting! Also, I bumped into our PM and he informed me that a silt fence was placed and construction will start today! Omggggg, I'm soooooooooo excited!

The Real Fun Begins!

I got a call a few days ago from my PM. He called to see how I felt about the preconstruction meeting and to let us know if he knew the meeting was tense and if he could help in any way, he would. He was very nice and concerned. I really appreciated that. And he was right. The meeting was tense. I'm glad it's over. He also said we are getting a silt fence around the property and a temporary driveway. I'm excited! It's finally going to happen! Meanwhile. ....I am extremely disappointed that I still have not been able to walk through a Verona. Ugh. I'm going to keep waiting and hoping. :-)

NVR Frustrations

NVR has been a bit frustrating lately. We got the approval, but the sales price and closing costs were off by quite a bit. I asked for updated numbers, reflecting a closer estimated sales price and I can not get one. I was told it is against the law to change the sales price without change orders. All I am asking for is an accurate Good Faith Estimate.  Our closing costs are almost $15k over what they should be and I really feel like that deserves and explanation and to be worked out. I need to know accurate numbers. This is not how it should be.

Update: I got the numbers I have been asking for today. We had a telephone meeting today and everything looks great. Im hoping everything else goes well from here.

Pre-Construction Meeting Over!

This week, we had our preconstruction meeting. It was exactly what I expected. I met two really nice project managers. They seem to have a good handle on the house building process, but they are by the rules kind of guys for the most part.
A big disappointment I had was that we have a large family and so we have two deep freezers, which are kept in the garage. We had no idea where or how many outlets there are in the garage. We asked in the past, and we were told those things are discussed at this meeting. So...we had asked that we be allowed to insulate the garage and add a couple more outlets. We were turned down for both. WHY? If you never told me there is only one outlet, in the entire two car garage, why would you expect me to just know that? I think that is an epic fail. The same goes for an outlet in the master bedroom closet. If we were never told that there is not one there, how would I have known to add one? I offered to pay it out of pocket that day and everything. My house has not even had the ground broken yet, so there really is no reason why this request cant be accommodated. We even offered to give them the material, if needed. NO, NO, and NO was the answer. I'm extremely disappointed by this. So, that's the bad part. The good part is, several things were clarified and a few requests were granted. I am hoping that our PMs can maybe help out on some of that. They were really nice, and I dont blame them at all for this. Its more so the process. How do I know what I need if I dont know what is there. I also have no idea where the hall lights are, and how many there are. We were never told about this either. Anyhow, on to some good stuff. Preconstruction meeting coming up!

I met my PM today. He was really nice. Err have a meeTing in two days. Are there any questions we should ask? I already asked about insulating the walls on the interior and ib the garage. I think he said no to both. He told me to have the SR submit a non standard request. Does that mean I would have to pay Ryan Homes av riduculous price to do it? I hope not. I will keep you all posted. Please let me know if there are any questions I should definitely ask. Thanks!
